About the role

Purple Land Management (PLM) is a tech-enabled energy land services brokerage delivering precision and operational excellence across the United States. We partner with operators and midstream leaders to execute complex title, leasing, right-of-way, due diligence, and regulatory projects.

PLM is seeking experienced Right of Way (ROW) Agents for an immediate midstream infrastructure project operating in the corridor between Groesbeck (Limestone County) and Centerville (Leon County), Texas.

This is a mobile, field-based role requiring daily on-the-ground execution. Candidates will be responsible for end-to-end surface rights acquisition, landowner negotiations, preliminary survey permissions and staking coordination, and active field support during pipeline/infrastructure construction.

Responsibilities

Surface & Easement Acquisitions

  • Locate, contact, and negotiate right-of-way agreements, pipeline easements, surface use agreements (SUAs), temporary workspace agreements (TWA), and road-use permits with private and institutional landowners.
  • Review surface ownership reports, title runsheets, and county records across Limestone and Leon Counties to confirm legal ownership and verify execution authority.
  • Prepare, present, and execute easement packages, damage releases, and ancillary agreements in compliance with project guidelines and Texas statutory standards.
  • Maintain thorough, contemporaneous landowner negotiation records and contact logs within PLM and client tracking databases.

Survey Coordination & Route Staking

  • Secure ingress/egress permissions and survey access from landowners ahead of route planning and civil survey crews.
  • Serve as the field liaison between civil survey contractors, engineering teams, and landowners, resolving property line discrepancies and routing objections in real time.
  • Review preliminary alignment sheets, survey plats, and metes-and-bounds descriptions for accuracy against executed easements and recorded plats.

Construction Liaison & Damage Settlement

  • Serve as the frontline project representative during pre-construction, active trenching/clearing, and restoration phases.
  • Ensure pipeline construction contractors strictly observe landowner-specific special conditions (fencing, livestock protection, timber salvage, depth of cover, and topsoil preservation).
  • Conduct post-construction cleanup walkthroughs, assess crop/timber and property damages, negotiate settlements, and obtain final landowner sign-offs and damage releases.

Required Qualifications

  • Industry Experience: Minimum 3–5+ years of active right-of-way (ROW) field acquisition experience in midstream pipelines, gathering systems, or utility infrastructure.
  • Licensing / Regulatory: Current Texas Real Estate Commission (TREC) Easement or Right-of-Way (ERW) registration or an active Texas Real Estate Salesperson/Broker License in good standing (mandatory for surface acquisition in Texas).
  • Geographic Knowledge: Prior experience navigating title, local landowners, and courthouses in Limestone, Leon, Freestone, Robertson, or surrounding East-Central Texas counties.
  • Technical Proficiency: Ability to read and interpret pipeline alignment sheets, route maps, GIS layers, survey plats, and complex legal descriptions. Familiarity with cloud-based land management software (e.g., Landboss, Quorum, Excel).
  • Field Readiness: Valid driver’s license, reliable transportation capable of rural lease-road access, and active automobile insurance meeting commercial thresholds.
  • Communication: Exceptional interpersonal negotiation, conflict de-escalation, and professional writing capabilities.

Preferred Qualifications

  • Active member of the International Right of Way Association (IRWA) or American Association of Professional Landmen (AAPL).
  • SR/WA, R/W-AC, or RL/RPL certification.
  • Direct background working on pipeline construction spreads and open-trench installations.
