About the role

CAREER OPPORTUNITY – Property Operations Coordinator with Prodigy Properties in Cincinnati, OH

This role is built for a Property Operations Coordinator who can step into challenging situations, take control, and deliver results. If that sounds like you, we want to hear from you.

Prodigy manages properties placed under court or lender oversight after owners were unable or unwilling to maintain effective operations. These properties often face deferred maintenance, disorganized rent rolls, unresolved tenant concerns, and months of unpaid rent. In this role, you will restore stability by collecting rent, enforcing lease terms, managing evictions when necessary, and bring structure to daily operations.

About the role

Prodigy Properties is currently seeking a Property Operations Coordinator in Cincinnati, OH. You will manage a mix of commercial, retail, multifamily and residential properties, most of them bank owned (REO) or under court-appointed receivership. No two properties are alike, and you'll learn a corner of real estate most property operations coordinators will never see.

Responsibilities

  • Stabilize distressed properties by assessing conditions, organizing rent rolls, and identifying current and delinquent rent payments
  • Manage leases, deposits, rent collection and lease compliance
  • Serve notices and manage evictions as needed
  • Resolve tenant complaints, violations and disputes, including challenging interactions with tenants
  • Build and maintain tenant relationships that support timely rent payments and lease compliance
  • Oversee, maintain and inspect all assigned buildings and properties
  • Coordinate maintenance, repairs and inspections with vendors and contractors
  • Respond to emergency calls on a scheduled on-call rotation
  • Complete paperwork for housing assistance programs
  • Track lease dates and report vacancies, tenant data and property conditions
  • Prepare purchase orders and approve invoices
  • Maintain certificates of insurance (COIs) for tenants and contractors
  • Market vacant spaces to attract tenants as needed
  • Handle move-out reconciliations, damage checks and deposit returns per state law
  • Communicate issues and recommendations to management
  • Enter data into property management software

Qualifications

  • Experience handling evictions, collections, or confrontational situations
  • Ability to stay calm, firm and professional under pressure
  • Strong organizational, problem-solving and conflict-resolution skills
  • Proven ability to follow operational policies, codes and regulations
  • Proficiency in Microsoft Office
  • Experience with Rent Manager, Yardi and/or Entrata, preferred
  • Working knowledge of affordable housing laws and anti-discrimination legislation, preferred
  • Background in property management, scattered site or affordable housing, REO field services, collections, code enforcement, hospitality, or retail management, preferred

Requirements

  • 2-4 years of directly related experience in property management or real estate (preferred)
  • Bachelor's degree in real estate, finance, business management or a related field preferred (or equivalent experience)
  • Valid driver's license and personal vehicle for company business
  • Ability to physically tour and evaluate vacant and occupied properties
  • Availability for a scheduled on-call rotation for emergencies
  • Occasional same-day travel may be required

We offer competitive compensation, paid holidays, generous paid time off, and a comprehensive benefits package.
